Common Title Types

Torrens Title The most common and secure form of land title that operates as a state-guaranteed system. Ownership details are maintained in a central government register, providing reliable and unquestionable ownership rights. Strata Title Designed for multi-unit residential buildings and townhouses, this arrangement permits individual ownership of specific units alongside collective ownership of shared spaces including hallways, gardens, and recreational facilities. Community Title Applicable to developments featuring shared amenities and infrastructure, such as gated residential communities. Residents own individual properties while jointly owning communal spaces.

Less Common Title Types

Old System Title Historical title documentation originating from colonial periods demonstrates ownership through accumulated records. These titles generally offer fewer protections than modern Torrens arrangements. Crown Lease Government-retained property issued to private parties for defined purposes including residential, business, or farming operations. Qualified Title May have some limitations or conditions associated with it, such as restrictions on development or usage. Indigenous Land Rights Certain Australian regions acknowledge specific Indigenous land interests under laws protecting Aboriginal and Torres Strait Islander ownership and usage rights.
