The role of agents and Kenekt involves presenting optimal property options to buyers, explaining the products, and facilitating purchases. Kenekt helps agents understand what the best product is for a given criteria, often by adjusting packages to meet buyer needs since most house and land offerings are off-the-plan arrangements.

The Sales Process Timeline

Once agents present options to clients, buyers typically request additional information about land and building specifics. Documentation is added to the Property Pack (E-pack) to support agent-buyer discussions, with different priorities for investors versus owner-occupiers.

Key Due Diligence Documents

Buyers may inquire about:
  • Land orientation and configuration – Found in the Plan of Subdivision or Disclosure Plan within the Property Pack
  • Deposit Plan 88B – Details lot encumbrances like easements; acquired from Infotrack or Council if land is already titled
  • Engineering diagrams – Floor plans and sighting plans, though many buyers rely on marketing materials
  • Inclusion documentation – Available in the Property Pack
  • Sewer diagrams and Contract of Sale – Obtained separately from Infotrack or the builder
  • Build timeline and land registration date – Accessible through the system

Moving to Sales Advice

When ready, the EOI can be completed, based on which the builder can issue Sales Advice. This signed document effectively requests the builder to commence contract processes and requires a non-refundable Booking Fee called a Holding Deposit. The builder typically needs a couple of weeks to a couple of months for administrative and survey work before issuing the formal building contract, at which point buyers pay 5-10% of build costs.
