The house and land building process involves multiple sequential phases, each requiring inspections and approvals before progressing to the next stage.

The Ten Main Stages

1. Financing, selection and contract signing Buyers work with builders and agents to explore construction options. After selecting a design and arranging financing for both the construction loan and land settlement, the building contract is executed. 2. Site Preparation The home-building team will survey the area and excavate it. This stage also includes clearing the land, levelling the ground, and preparing the site for construction. Utilities infrastructure is also established during this phase. 3. Base (Foundation) Concrete is poured and steel reinforcement installed. Once cured, waterproofing agents protect the foundation from water damage. A city inspector must approve the foundation before proceeding. 4. Framework The house’s frame is built using wooden or steel beams. This includes the walls, roof trusses, and floor joists. A building certifier must inspect framing before moving forward. 5. Utilities Plumbing, electrical, and HVAC systems are roughed in before walls close. Each system requires individual inspection. 6. Insulation and Drywall Insulation is added to the walls, ceilings, and floors for energy efficiency. Then, drywall is installed to create the interior walls and ceilings. 7. Interior Finishes, Trim and Painting Flooring, cabinetry, countertops, and fixtures are installed. Exterior work like driveways and drainage systems are completed. 8. Final Inspections and Handover Local building inspectors verify compliance with safety and building codes. Upon approval, keys and the certificate of occupancy are transferred. 9. Landscaping Grass, shrubs, and trees are planted. This phase may overlap with interior finishing work. 10. Final Touches Cleaning, adjustments, and quality checks complete the process.
