What are zero lot line lots?
A zero lot line lot is a type of residential property where a house is built right up to one of the boundaries of the lot, usually the side boundary, with no setback from that side.
Example Layout:
- The house may have a 0 m setback on one side (zero lot line) and a 1m+ setback on the other side for access and drainage.
- The roof eaves might also be flush with or within 450mm of the boundary.
Key Features of a Zero Lot Line Lot:
| Feature | Explanation |
|---|---|
| No side setback | The building touches one boundary, typically the garage or wall is right on the lot line. |
| Maximizes space | Allows for a wider home or more usable yard space on smaller or narrower lots. |
| Requires easements or approvals | May need a maintenance easement on the neighbor's side or council approval. |
| Common in new estates | Especially in high-density or greenfield subdivisions where land is at a premium. |
