What are zero lot line lots?

A zero lot line lot is a type of residential property where a house is built right up to one of the boundaries of the lot, usually the side boundary, with no setback from that side.

Example Layout:

  • The house may have a 0 m setback on one side (zero lot line) and a 1m+ setback on the other side for access and drainage.
  • The roof eaves might also be flush with or within 450mm of the boundary.

Maximizes space Allows for a wider home or more usable yard space on smaller or narrower lots.
