# What are the steps to securing an NDIS property?

The process involves ten sequential phases designed to guide investors from initial consultation through to active tenancy.

## The Ten Steps

**Initial Consultation & Assessment**
The journey begins when investors discuss your needs with NDIS investment expert and find out whether you're suitable to secure a NDIS property.

**Property Selection**
Investment professionals present curated residential packages across various locations, selected based on service gaps and government projections from the National Disability Insurance Agency.

**Agreement & Deposit**
Investors choose a Specialist Disability Accommodation (SDA) package, execute a service agreement, and provide an initial payment.

**Finance Approval**
Brokers collaborate with lenders to obtain mortgage approval for the investment.

**Development Preparation**
After loan confirmation, brokers coordinate with developers, architects, builders, and assessors to prepare development applications for local council approval.

**Construction Commencement**
Following council approval, construction proceeds according to schedule, with regular progress updates provided to investors.

**Service Provider Engagement**
Months before completion, brokers introduce SDA service providers who execute leasing and maintenance agreements with property owners.

**Participant Registration**
Service providers recruit eligible NDIS participants for the property and finalize tenancy agreements.

**Completion & Handover**
Construction certificates and SDA assessor certifications are obtained, followed by property handover to service providers.

**Ongoing Operations**
Service providers and owners manage rental payments according to established lease agreements and NDIS funding schedules.
