# What are zero lot line lots?

A zero lot line lot represents a residential property design where the house extends right to one boundary of the lot, typically a side boundary, with no setback spacing.

## Overview

A zero lot line lot is a type of residential property where a house is built right up to one of the boundaries of the lot, usually the side boundary, with no setback from that side.

## Example Layout

* One side features 0 m setback (zero lot line); the other side maintains 1m+ setback for access and drainage purposes
* Roof eaves align flush with or stay within 450mm of the boundary line

## Key Features

| Feature | Explanation |
| - | - |
| **No side setback** | Building occupies one lot boundary, with garage or wall positioned directly on the line |
| **Maximizes space** | Enables construction of wider homes or expanded yard areas on compact or narrow parcels |
| **Requires easements or approvals** | May necessitate maintenance easement arrangements or local council authorization |
| **Common in new estates** | Frequently used in high-density or greenfield subdivisions where land availability is limited |

This design approach proves particularly valuable in development scenarios where maximizing usable property area becomes essential.
