# What are the different categories of SDA or NDIS housing?

The National Disability Insurance Scheme (NDIS) in Australia offers four distinct levels of Specialist Disability Accommodation (SDA) designed for individuals with significant and permanent disabilities requiring specialized housing. While some levels may share base floor plans, most utilize completely different ones, specifically designed for the level of disability.

## The Four SDA Levels

**Improved Liveability (IL)**

This category provides housing designed to have improved accessibility and livability features for people with mobility challenges. Properties typically include wider doorways, accessible bathrooms, and other modifications supporting residents with physical disabilities.

**Fully Accessible (FA)**

Fully Accessible SDA encompasses properties with comprehensive modifications for individuals with mobility impairments. These include hoists, ceiling track systems, and specialized equipment accommodating those with high-level physical disabilities.

**Robust (RO)**

The Robust category serves individuals with complex needs and challenging behaviors. These properties feature enhanced design features and physical attributes to manage risks associated with behaviors that may cause damage to the property or pose safety concerns, potentially including reinforced walls and durable materials.

**High Physical Support (HPS)**

This level supports individuals requiring 24/7 care due to severe physical disabilities or complex health conditions, with specialized design features, equipment, and dedicated spaces for carers and medical equipment.

## Eligibility

Access to SDA funding requires assessment and approval by the National Disability Insurance Agency (NDIA). The funding is distributed to registered SDA providers offering compliant accommodations.
