# Creating Brochures & Property PDF Packs

Generate professional branded documents for your packages, customised per agent.

## Accessing Document Creation

1. Open a package
2. Navigate to the **Document** tab
3. Choose the document type to generate

## Document Types

### Branded Brochures

Two-page marketing brochures featuring:

* Property photos and floorplan
* Full pricing breakdown
* Inclusions list
* Agent branding and contact details

**Key feature:** Brochures are **priced and branded for individual agents**. Each agent gets their own version with their contact details and any agent-specific pricing.

### PDF Property Packs

Comprehensive document packs that merge:

* The 2-page branded brochure
* All PDFs attached to the package (contracts, covenants, site plans, etc.)
* Sorted in logical order

**Use case:** Send buyers everything they need in a single download.

## Generating Documents

### For a Specific Agent

1. Open the package's **Document** tab
2. Select the agent from the dropdown
3. Click **Generate Brochure** or **Generate Property Pack**
4. The PDF generates with that agent's branding and pricing

### Quick Download

From the package detail page:

1. Click **Download Brochure**
2. The PDF generates with default branding

## Agent-Specific Branding

When generating documents for an agent:

* **Agent name and photo** appear on the brochure
* **Agent contact details** (phone, email) are included
* **Agent-specific commission** affects displayed pricing (if applicable)
* **Agency logo** from their profile is used

## Document Templates

### Default vs Custom Templates

| Setting | Behaviour |
| - | - |
| **Inactive** | Uses Kenekt's default templates |
| **Active** | Uses your custom branded templates |

### Customising Templates

1. Go to **Library** → **Printing**
2. Enable **Use custom document templates**
3. Upload your branded template files
4. All new documents use your custom design

## What's Included in a Property Pack

The PDF Property Pack merges these documents in order:

1. **Brochure**: 2-page marketing document
2. **Floorplan PDF**: If attached
3. **Site Plan**: If attached
4. **Contract documents**: If attached
5. **Covenants**: If attached
6. **Other PDFs**: Any additional documents on the package

Documents are sorted logically so buyers receive a complete, organised pack.

## Bulk Document Generation

Generate documents for multiple packages:

1. Go to the Packages list
2. Select packages using checkboxes
3. Use the bulk actions menu
4. Choose **Generate Documents**

## Best Practices

* **Keep PDFs organised**: Name and sort attachments clearly
* **Update regularly**: Regenerate brochures when pricing changes
* **Agent branding**: Ensure agent profiles have photos and contact details
* **File size**: Optimise attached PDFs to keep property packs manageable

## Tips

* Property packs are ideal for serious buyers ready to review contracts
* Brochures work well for initial marketing and portal enquiries
* Agents can generate their own branded documents from the portal
