FAQ For Agents considering Kenekt


What is Kenekt? 

Kenekt is a house and land package distribution platform that is free for agents and agencies to use when they do a certain number of deals with us. You get access to an extensive database of ready-to-sell house and land packages.  


How much commission do I get? 

These vary widely across the industry currently. We aim to pass $30K or above for House and Land.


When do we get paid commission? 

Timing varies from builder to builder, but the terms are always laid out in the contract established with them. Most would pay a percentage of the commission on an unconditional contract. A few pay first on Slab. Stages thereafter are Frame, Roof, Lock up and Settlement. For example, a builder could pay 33% on Contract, 33% on Slab and 33% on Frame. The commission follows, and payments to your account are made by us. 


How does Kenekt get paid?

We get paid from the commission. Note that Kenekt helps you manage the conversation with the supplier all the way to the contract and beyond. If the supplier does not have a good mechanism to update you on the status of the build, we will assist in getting you regular updates.


Can I promote this stock on our website or social media?

Kenekt's guidelines with the agencies specify the following promotion restrictions. When publishing and promoting packages on an agency website, social media or email newsletter: 

1. The exact lot number and property address must not be shown.

2. The builder’s name, logo and marketing collateral must not be used. 

3. The floor plan and façade images may be used. 

4. The price must be the one shown in the Kenekt portal. 

6. Advertising on REA, Domain, and other similar websites is NOT permitted.


Where do you get your stock? 

We have a selected group of builders that we have built relationships with and carefully researched. You depend on us to do the due diligence with the builders we work with. The builders are, in some cases, actively managing their stock database directly themselves. In other cases, we do this for them. 


How will I view the stocklist? 

You will get a login to a password-protected website that gives you access to a large stock database.  You can search this database and apply filters and bookmarks, to narrow your selection to a shortlist for your client. You can drill into all the data for each property, and you can share each property individually with your clients without exposing the rest of the stock to them. 


What if you don’t have what I’m looking for? 

Whether it is minor tweaks to the product offering, like a different façade or an extra bedroom, or a completely different location or product type than you are able to find in the portal, please contact us with any other criteria, and we can work to source stock for you. Call: 1300KENEKT 


Can the name of the builder be seen? 

The builder's name is not shown on the Property Package share page. When you make an enquiry and have a conversation with our BDM, we present a comprehensive white labelled property pack to take to your buyer. We also give you a white labelled but comprehensive builder profile to take to your buyers.

Once the buyer is seriously considering the offer and puts in an EOI, we send out the rest of the details.


How does the Expression of Interest work?  

The Expression of Interest form captures data from buyers, such as their finance and conveyancer details. There is an EOI form at the end of the property pack we give you.

The product is put on hold once an EOI submission is approved by the builder and the buyer's ID and a 'booking fee' is submitted. The 'booking fee' or the Holding Deposit, as it is called in the industry, is a small token amount of a couple of thousand dollars. It is marked non-refundable. However, we have been able to get a refund back to the buyer in most cases if funding has fallen through, etc. (not for change of mind)


How does invoicing work? 

The holding deposit must go to the builder's trust account. Builders vary regarding when they will charge your buyer, but this will be detailed in the contract you establish with them. 


Can you help me package a house on some land?
