What are the steps to securing an NDIS property?
Step 1:
Discuss your needs with NDIS investment expert and find out whether you’re suitable to secure a NDIS property.
Step 2:
Your investment expert proposes suitable NDIS land and house package options across different metropolitan and regional locations. These land parcels have been selected as per the demand and supply gaps identified by NDIS Service Provider as well as future projections provided by the Federal Government’s National Disability Insurance Agency (NDIA) that administers the NDIS program.
Step 3:
The investor selects a SDA House package (land & home), signs a Service Agreement and pays a deposit.
Step 4:
You or your investment broker works with a Loan Provider to get the finance approval.
Step 5:
Once the Loan is approved, your investment broker works with the Developer to get the land settled, as well as works with the Architect and the Builder (along with NDIS assessors, Service Provider etc.) to prepare the Council’s Development Application.
Step 6:
Once the DA is approved, construction commences as per the Builder’s timeline. Your investment broker provides regular updates on the construction progress.
Step 7:
A couple of months prior to the construction completion, your investment broker introduces the preferred SDA & SIL Services Provider(s), who then sign a Head Lease, Property Maintenance Agreement as well as the Tenancy Lease Agreement with the Property owner.
Step 8:
The Service Provider commences the campaign to register suitable SDA/NDIS approved Participant(s) for the property. Updates are provided on the selected Participant(s), prior to the Service Provider signing the Tenancy Agreement with the selected Participant(s).
Step 9:
Construction completion certificate and SDA Assessor’s Certificate are obtained once the construction is complete and a handover to Service Provider is scheduled.
Step 10:
NDIS Service Provider and the Property Owner engage directly on rental transactions as per the Head Lease and/or Tenancy Agreements. As per the NDIS funding schedule and cycle, rental contributions are transferred to the Property Owners bank account by the Service Provider.
Note that in many a case the builder and the SDA provider can work closely together, to make it simpler for you to build and rent out these properties.
